Our team is excited to provide the full MEP (mechanical, electrical, and plumbing) design services for

the rebuild and addition of this two-story residential project.

The design will feature a 1,000 sq ft air-conditioned living space, along with additional unconditioned

areas.

The HVAC system will be zoned to provide independent temperature control for the bedrooms and main

living spaces.

Both gas and electric appliances will be specified, and a backup generator will be included for

emergency power.

The building will have a mix of construction types, with the first floor in concrete block and the second

floor in wood frame.

Our comprehensive MEP plans will ensure all systems comply with local codes and meet the client’s

needs, from the central air conditioning and ventilation, to the lighting, power distribution, plumbing,

and gas systems.

The Burt ADU project involves the construction of a new 564.7 square foot, single-story, onebedroom

accessory dwelling unit (ADU) in the rear yard of an existing single-family home in Costa

Mesa, California. The project includes the preparation of comprehensive mechanical, electrical, and

plumbing (MEP) plans to support the development of this new ADU.

The MEP scope for this project covers a range of key features. The mechanical system design will

provide ventilation and air conditioning, with options for either a central air handler and heat pump

or ductless mini-split units. The electrical system design includes lighting, power, and dedicated

circuits for major appliances such as the air conditioner, range, and EV charger. Additionally, the

existing 100-amp electrical panel will be upgraded to a 200-amp service. The plumbing system

design addresses the ADU’s water supply, drainage, and a central domestic hot water system, with

connections to either the municipal sewer system or a private septic system.

Finally, the project involves coordinating with local utility providers for power, water, and sewer

connections, as well as preparing permit-ready MEP plans that address any city comments or

Porter Pool House

The Porter Family Residence Alteration project in Arlington, Texas involved the preparation of mechanical,

electrical, and plumbing (MEP) plans for a new pool house structure on the property. The MEP design work was

focused on providing the necessary HVAC, electrical, and plumbing systems to support the pool house and

outdoor living areas.

The mechanical scope included designing the air conditioning, ventilation, and humidity control systems for the

pool area and adjacent covered patio. This involved selecting appropriate HVAC equipment, laying out ductwork

and diffuser locations, and ensuring the system met all local code requirements. The electrical design covered

lighting, power receptacles, and the electrical service to support the new pool house loads. A full load analysis

was performed to size the electrical service and panel board. The plumbing design did not require changes, as

the existing pool structure was not being modified. The project team worked closely with the client to

understand their specific needs and preferences for the space, while also adhering to all relevant building codes.

Overall, this MEP design project enabled the transformation of the Porter family’s outdoor living space,

providing a comfortable and functional pool house experience. The detailed technical deliverables, including

Prospect Heights

Prospect Heights is a residential development that is part of the HACA (Housing Authority of the

City of Austin) redevelopment of Rosewood Courts housing at Chicon and Rosewood Avenue.

This is a large, multi-phase project with a single site development plan.

The multifamily portion is currently under construction, and the final phase will be a set of 6

“townhouse” units, which are technically classified as duplexes due to the MF4 zoning.

GDI Engineering has been tasked with providing the MEP (mechanical, electrical, and plumbing)

design for the Prospect Heights project.

Our work will be done as part of the final phase, which includes the 6 townhouse units.

Each unit will have its own meters and address, and they will be for-purchase units developed by

Habitat for Humanity

Our mechanical scope included meticulous load calculations using Trace software, ensuring compliance with relevant codes and client specifications. We developed detailed mechanical layouts for space heating and ventilation, along with schedules for mechanical equipment and general details to facilitate effective implementation. Our team also addressed plan check comments, demonstrating our commitment to meeting the highest standards of quality and compliance. 

For the electrical scope, we designed a thorough single-line diagram and detailed power plans that encompass circuitry distribution and mechanical equipment power requirements. Our lighting plans included the distribution of fixtures, lighting schedules, and circuitry assignments, all tailored to meet client input and code requirements. Additionally, we conducted load analysis and created panel board schedules and riser diagrams, ensuring an efficient and reliable electrical system. 

In the plumbing sector, our work involved fixture unit calculations and a comprehensive review of existing drawings to ensure seamless utility coordination. We designed domestic and sewage pipe layouts with precise sizing and created schedules of equipment, rough-in schedules, and riser diagrams. The Nob Hill Residential project, located on Nob Hill Ave in Pinole, CA, represents a significant advancement in modern structural design, particularly with the integration of Accessory Dwelling Units (ADUs). Our team undertook a comprehensive structural design that included a pivotal modification of the first-level walls from traditional concrete masonry units (CMU) to cast-in-place concrete, enhancing both the durability and aesthetic appeal of the structure. This design choice not only increases the building’s resilience but also aligns with contemporary architectural trends. 

Our scope of work encompassed detailed calculations and analyses to ensure the safety and stability of the structure. We conducted thorough loading analyses, including assessments for wind, dead, and live loads, which informed our engineering report. The project involved extensive structural analysis and design calculations covering all components, from foundations and walls to beams, stairs, and more. To facilitate clear communication and execution, we provided a complete set of drawings, including a Revit model, foundation plan, floor framing plans, elevations, and detailed structural notes and specifications. This comprehensive approach ensures that the Nob Hill Residential project not only meets but exceeds modern building standards, making it a benchmark in residential structural design.

The Tedeschi Residence project encompasses a comprehensive Mechanical, Electrical, and Plumbing (MEP) design for a 1,943 square foot home. Our team meticulously addressed the detailed scope of work to ensure optimal performance and compliance with industry standards. In the mechanical design phase, we utilized HAP software to conduct precise cooling and heating load calculations, in addition to developing a thorough outdoor air ventilation schedule aligned with IMC table 403.3.1.1. The mechanical plans include intricate duct designs and a complete schedule for all mechanical equipment, ensuring efficient airflow and temperature control throughout the residence. 

Our plumbing design focused on creating an efficient water supply, vent, and drainage system. We performed essential calculations for drainage fixture units and water supply fixture units, while also determining the capacities of water heaters and pumps. The plumbing plans feature a detailed isometric view of the water, gas, and drainage networks, facilitating clear understanding and implementation of the piping system. Additionally, the electrical design includes comprehensive power and lighting plans, along with a load analysis and panel board schedules. This robust MEP framework guarantees that the Tedeschi Residence is not only functional but also adheres to all relevant codes and specifications.

Custom MEP Design for a Two-Story Residence in Hunters Creek Village 

This 9,745-square-foot, two-story luxury residence at 282 Bryn Mawr Circle in Hunters Creek Village was designed to incorporate five bedrooms and state-of-the-art mechanical, electrical, and plumbing (MEP) systems. Our scope of work focused on delivering systems tailored to meet both the client’s specific requirements and local code standards, ensuring a seamless blend of comfort, functionality, and compliance. The ventilation and central air conditioning systems were designed for the entire home, with options for gas furnaces or ductless systems in select areas. Precise heat load calculations informed the selection and layout of all HVAC equipment, and detailed mechanical equipment schedules and general specifications were provided as part of the design deliverables. 

The electrical design covered comprehensive power distribution, including receptacles, lighting circuits, and connections for client-specified equipment and appliances. Carefully selected fixtures and advanced control systems were integrated into the lighting design, while load analysis, panel schedules, and single-line diagrams ensured an efficient and reliable electrical infrastructure. The plumbing design addressed all aspects of the domestic water supply, whether from a utility connection or a well/cistern system, alongside drainage and sewer solutions with provisions for municipal sewer connections or private septic systems. The gas piping layout supported furnaces, water heaters, and other gas-fired equipment, with detailed plumbing fixture schedules and riser diagrams included in the deliverables to ensure an efficient and robust plumbing network.

Harlem Residence

GDI Consulting provided structural design and construction drawings for two new two-story townhouses located at 2412 and 2414 Harlem Street in Houston, Texas. Each building features a slab foundation, an attached garage, and a design where portions of the second floor overhang the first floor. The layout includes a first floor of 840 square feet, a second floor of 1,362 square feet, a 390-square-foot garage, and a 43-square-foot balcony. The project also required replicating the design for adjacent lots to accommodate a consistent and cohesive development plan. 

The scope of work focused on delivering efficient and code-compliant structural solutions within the scheduled timeline of 10 working days. GDI developed detailed construction drawings to ensure seamless integration with the overall architectural design. The roof trusses were assumed to be provided by others, allowing GDI to concentrate on optimizing the building’s foundation and framing systems. With a focus on precision and efficiency, the design accounted for both functionality and durability, meeting the needs of the client, Roning Art, LLC.
