The 51 Unit Fitness Facility project focuses on the comprehensive preparation of Mechanical, Electrical, and Plumbing (MEP) systems for a shop alteration transforming the space into a modern fitness center. Our technical proposal emphasizes adherence to local codes while tailoring MEP services to meet the specific need of the client. This includes detailed planning for utilities such as electrical and gas, alongside a complete mechanical scope that covers ventilation and air conditioning systems. Our approach ensures that all air conditioning solutions are aligned with existing mechanical equipment and the new calculated loads, providing optimal comfort for fitness center patrons. 

In addition to mechanical considerations, our electrical scope encompasses lighting and power supply, ensuring effective distribution and compliance with applicable standards. This includes the selection of lighting fixtures and controls, as well as the necessary infrastructure for power receptacles and client equipment. Our plumbing system design addresses all wet areas, central hot water systems, and necessary gas connections, ensuring a fully integrated service. We will also facilitate connections to the sewer network where available. The project will commence upon receipt of complete client responses to our technical inquiries, ensuring that we meet the highest standards from the outset while remaining responsive to any adjustments required throughout the process.

U-Haul - College Station

This project involves the MEP (mechanical, electrical, and plumbing) design for a new 3-story climatecontrolled self-storage building in College Station, Texas. The mechanical design considers a fully air-conditioned and ventilated building, providing HVAC for occupant comfort and air renewal, as well as exhaust systems. The HVAC will likely be provided by packaged rooftop units or split air handlers, with provisions for humidity control. Mechanical equipment sizing will be based on detailed load calculations. 

The electrical design includes a comprehensive lighting layout with controls, power distribution for receptacles, HVAC, plumbing, and other systems. A single electrical service with a load analysis and panel schedules is included. Exterior lighting and potential EV charging stations are also part of the scope. 

The plumbing design covers the domestic water supply, sanitary sewer, and gas piping systems. Plumbing fixtures and equipment will be specified based on calculated demands. Exterior utilities will be coordinated with the civil engineer. 

The MEP design will comply with all relevant codes and standards. It includes addressing one round of internal review comments and any comments received during the permitting process. Construction administration services are not included.

West Texas Graduation Services

Located in Lubbock, Texas, the West Texas Graduation Services project involved the meticulous preparation of a comprehensive MEP design set for a 6,500 sq. ft. expansion. This included the addition of both storage space and office facilities within the existing building. Our team ensured that all MEP services conformed to local codes and were tailored to meet the specific needs of the client, incorporating a new demising wall, as well as ventilation and air conditioning solutions for the newly altered areas.

The electrical scope encompassed both lighting and power supply, with careful selection of fixtures and controls to meet regulatory standards. Additionally, the plumbing system was designed to accommodate new fixtures, including point-of-use electric water heaters. Throughout the process, we collaborated closely with the client to address technical inquiries and ensure compliance, ultimately facilitating a smooth permitting process.

Located in Sherman, TX, the 304 Progress St Property involves a multi-building addition to an existing warehouse. This project consists of the construction of four new warehouses designed as cold dark shells, providing a flexible foundation for future interior tenant improvements. Our team provided comprehensive MEP (Mechanical, Electrical, and Plumbing) design services tailored to the client’s needs. The design flexibility allows for varying numbers of tenants in each building, ensuring that all requirements are met as the project evolves.

Our mechanical systems include detailed load calculations to establish appropriate gas and electrical provisions, as well as air conditioning and heating specifications. The electrical design features both normal and emergency lighting plans, complete with advanced lighting controls for optimal efficiency in each warehouse. Additionally, we developed a power supply layout that outlines circuitry assignments, provisional panels, and service equipment locations, all coordinated with a single line diagram to illustrate utility connections.

For plumbing, we’ve accounted for leave-outs for water supply, sewer, and gas systems, aligning with the client’s program for tenant accommodations. While our MEP package focuses on these essential services, the civil engineering team is responsible for developing the site plan for underground utilities. This collaboration ensures a streamlined approach to the project, delivering a robust infrastructure tailored to the future needs of the tenants.

The 801 Burlington Rd Office Warehouse project, located in Saginaw, Texas, exemplifies our commitment to delivering comprehensive MEP design services tailored to meet the unique needs of modern commercial spaces. Our team executed meticulous plumbing design and engineering, which included the creation of a General Notes and Specification Sheet, detailed water supply calculations, and sewer calculations. We designed a robust water supply plan, selected suitable water heaters, and ensured all gas calculations were accurately performed, complete with isometric riser diagrams. Moreover, our diligent response to plumbing plan-check corrections culminated in the successful approval of the plumbing design.

In addition to plumbing, our mechanical design encompassed HVAC system design and ventilation calculations, all grounded in thorough heat load assessments using Hourly Analysis Software (HAP). Our mechanical engineering efforts were supported by a comprehensive General Notes and Specification Sheet, allowing for efficient communication and execution of the project. Similarly, our electrical design services included developing a detailed power plan, lighting plan, and load calculations, culminating in a fully functional panel board schedule and single-line diagram. Despite the challenges of working with quoted fees from two years ago, we have maintained our focus on providing exceptional value and service.

Our MEP design includes comprehensive plans for HVAC, plumbing, and lighting systems tailored for a shell space. The HVAC system is designed for future tenant finish-out, ensuring flexibility for various tenant requirements. The plumbing layout features a trunk line configuration, with careful attention to utility connections. Additionally, our electrical plan encompasses exterior lighting, site lighting with possible pole installations, and a thorough electrical load analysis in compliance with NEC standards. We have prepared the necessary calculations and site plans to effectively support the project’s successful completion.

Spearheaded by G2 Architecture, Inc., this initiative aims to transform the existing space into a state-of-the-art machine shop and business area. Our team is responsible for the MEP (Mechanical, Electrical, and Plumbing) design, ensuring that all systems are tailored to meet the specific needs of the new facility while adhering to local codes and standards. 

In the electrical scope, we will develop detailed power plans that outline circuitry distribution, outlet placement, and mechanical equipment power requirements. Additionally, our lighting plans will focus on optimal fixture distribution and scheduling to enhance the workspace’s functionality. The Lee Carwash project, located in Brenham, Texas, is an expansive 4,890 square foot facility situated on a 3.4-acre lot. Designed to provide a comprehensive car wash experience, the site features a state-of-the-art car wash building, 11 vacuum bays, ample parking spaces, and an efficient drive-through lane. GDI Engineering has been entrusted with the structural and MEP (Mechanical, Electrical, and Plumbing) design, ensuring that the facility meets both functionality and aesthetic standards. The project is scheduled for completion within a tight timeline of four working weeks. 

Our technical scope includes a detailed MEP plans permit set that encompasses various components such as the car wash building, vacuum canopy, and dumpster enclosure. We will develop a robust air conditioning and ventilation system tailored to the client’s needs, along with a comprehensive electrical power system designed to support all equipment and fixtures. Plumbing layouts will also be established, ensuring efficient water and sewer connections. Additionally, we will prepare a COMcheck energy compliance report to guarantee that the facility meets local energy codes.

2737 US HIGHWAY 92 E, LAKELAND

This project involved the addition of a 50′ x 100′ metal building for the expansion of an existing body shop facility, complete with a connecting canopy to protect the arrival drive from rain. A comprehensive Level 2 Permit was obtained from the Polk County Building Office following coordination with the Land Development and DRC teams. The scope included full civil, structural, mechanical, electrical, and plumbing documentation to address all project requirements. Key features include a 6-inch reinforced concrete slab to support vehicle servicing and fire suppression systems integrated into the paint booths. The contractor ensured seamless integration of the paint booth into the building’s infrastructure. 

 
Our team delivered a detailed design and documentation package encompassing MEP, structural, and civil engineering services. The MEP scope included power, lighting, HVAC, plumbing, and gas layouts with code-compliant specifications and load analyses. The structural work focused on analyzing loads, designing foundations, framing, and material specifications. Civil services included drainage systems, detention analysis, grading, and topography. All deliverables, from engineering reports to compliance documents, ensured the project met local regulations and client expectations.

GDI Engineering team provided comprehensive MEP engineering services for the renovation of an existing home into a fully functional community center in Delray Beach, Florida. While the original structure had existing plumbing and electrical systems, our design involved strategic modifications to enhance the efficiency and layout of mechanical, electrical, and plumbing systems to meet the new facility’s operational requirements.

The mechanical design introduced an entirely new HVAC system, incorporating system configurations, duct layouts, ventilation requirements, and equipment schedules while ensuring seamless integration with electrical and plumbing components. The electrical scope retained the existing utility connection point but included potential upgrades to panel sizing based on load calculations. The design encompassed panel arrangements, circuit layouts, lighting and outlet distributions, and automation features such as dimming controls and daylight zoning. For plumbing, our design optimized water supply and drainage networks, adjusted pipe sizing as needed, and incorporated updated fixture placements, gas supply lines, and water heater specifications. GDI Engineering team ensured that the renovated community center met modern standards for efficiency, functionality, and compliance with all applicable codes.

GDI Engineering team provided electrical design services and interior scope support for Jo’s Candies Tenant Improvement project in Torrance, California. The project included the addition of a new washroom, with interior work covering new framing, drywall installation, and paint finishes.

The electrical scope focused on adding GFCI protection to all kitchen-related equipment and appliances, ensuring enhanced safety in compliance with current electrical codes. A complete review of existing circuits was conducted to verify load capacity, cable sizing, and distribution. The coordinated design supported both the functional upgrades and the architectural improvements required for the new washroom build-out.

The updated plans included adjustments to water supply, drainage, and vent systems, ensuring proper connectivity and compliance with California plumbing code and ADA standards.
