Nob Hill Residential

The Nob Hill Residential project, located on Nob Hill Ave in Pinole, CA, represents a significant advancement in modern structural design, particularly with the integration of Accessory Dwelling Units (ADUs). Our team undertook a comprehensive structural design that included a pivotal modification of the first-level walls from traditional concrete masonry units (CMU) to cast-in-place concrete, enhancing both the durability and aesthetic appeal of the structure. This design choice not only increases the building’s resilience but also aligns with contemporary architectural trends. 

Our scope of work encompassed detailed calculations and analyses to ensure the safety and stability of the structure. We conducted thorough loading analyses, including assessments for wind, dead, and live loads, which informed our engineering report. The project involved extensive structural analysis and design calculations covering all components, from foundations and walls to beams, stairs, and more. To facilitate clear communication and execution, we provided a complete set of drawings, including a Revit model, foundation plan, floor framing plans, elevations, and detailed structural notes and specifications. This comprehensive approach ensures that the Nob Hill Residential project not only meets but exceeds modern building standards, making it a benchmark in residential structural design.

Beryl Residential

The Beryl Residential project showcases our comprehensive expertise in providing full Mechanical, Electrical, and Plumbing (MEP) design services. Our mechanical scope included meticulous load calculations using Trace software, ensuring compliance with relevant codes and client specifications. We developed detailed mechanical layouts for space heating and ventilation, along with schedules for mechanical equipment and general details to facilitate effective implementation. Our team also addressed plan check comments, demonstrating our commitment to meeting the highest standards of quality and compliance. 

For the electrical scope, we designed a thorough single-line diagram and detailed power plans that encompass circuitry distribution and mechanical equipment power requirements. Our lighting plans included the distribution of fixtures, lighting schedules, and circuitry assignments, all tailored to meet client input and code requirements. Additionally, we conducted load analysis and created panel board schedules and riser diagrams, ensuring an efficient and reliable electrical system. 

In the plumbing sector, our work involved fixture unit calculations and a comprehensive review of existing drawings to ensure seamless utility coordination. We designed domestic and sewage pipe layouts with precise sizing and created schedules of equipment, rough-in schedules, and riser diagrams. By addressing plan check comments, we ensured that all plumbing systems were optimized for performance and compliance. This project exemplifies our dedication to delivering tailored and efficient MEP solutions that meet our client’s needs.

Burt ADU

The Burt ADU project involves the construction of a new 564.7 square foot, single-story, onebedroom

accessory dwelling unit (ADU) in the rear yard of an existing single-family home in Costa

Mesa, California. The project includes the preparation of comprehensive mechanical, electrical, and

plumbing (MEP) plans to support the development of this new ADU.

The MEP scope for this project covers a range of key features. The mechanical system design will

provide ventilation and air conditioning, with options for either a central air handler and heat pump

or ductless mini-split units. The electrical system design includes lighting, power, and dedicated

circuits for major appliances such as the air conditioner, range, and EV charger. Additionally, the

existing 100-amp electrical panel will be upgraded to a 200-amp service. The plumbing system

design addresses the ADU’s water supply, drainage, and a central domestic hot water system, with

connections to either the municipal sewer system or a private septic system.

Finally, the project involves coordinating with local utility providers for power, water, and sewer

connections, as well as preparing permit-ready MEP plans that address any city comments or

requirements. The MEP design will be tailored to meet all relevant building codes and the specific

needs and preferences of the client for this new ADU.

1215 Centennial Lofts 259 unit Apartment

1215 Centennial Lofts is a five-story, 259-unit apartment project located in Spokane, Washington. The 223,994 square foot facility sits on a 50-acre lot and includes a variety of unit types, including studios, one-bedrooms, and two-bedrooms.

The project features 420 parking spaces, as well as amenities such as a clubhouse, café, fitness center, recreation center, and pools. GDI Engineering has been tasked with the structural and MEP (mechanical, electrical, and plumbing) design for the facility.

 

GDI Engineering Scope of Work

The technical outline for the MEP design of the 1215 Centennial Lofts project in Spokane, Washington is comprehensive. It includes the preparation of permit-ready plans for the 259 units and retail spaces, design of the HVAC, lighting, and power systems, as well as plumbing and utilities. Key components cover dedicated electrical and water metering, heating and appliance specifications, exterior lighting, and energy compliance reporting. This detailed MEP design work aims to ensure the 5-story apartment complex is equipped with high-quality, code-compliant mechanical, electrical, and plumbing systems.

GDI Engineering is providing full Mechanical, Electrical, and Plumbing (MEP) design services for a newly constructed Accessory Dwelling Unit (ADU) in Denver, Colorado. The ADU includes 1,712 SF across two levels—an enclosed two‑bay garage with a powder room on the first level, and a complete living unit above with a kitchen, bedroom, bathroom, and living area.

 

GDI has to meet all requirements of the 2022 Denver Energy Code, including Manual J, S, and D calculations, proper equipment sizing, ERV ventilation per ASHRAE 62.2, mini‑split system design, and a radon‑mitigation vent pipe integrated within the thermal envelope.

 

The MEP scope includes HVAC zoning for conditioned garage and living spaces, electrical service design for an all‑electric ADU with a tankless water heater, EV‑charging provision, complete lighting and receptacle design, and plumbing systems for DWV and water distribution using PEX and vented PVC.

 

This project demonstrates GDI’s capability in designing modern all‑electric ADUs that fully comply with Denver’s mechanical, energy‑efficiency, and ventilation standards.

Mead Residence

Location: Stewart Trail, Alpine, WY

The Mead Residence is a modern mountain home situated on a 10-acre parcel near Alpine, Wyoming. The project includes a full-size main residence built on a structural slab, a fully conditioned ADU above the garage, and a detached 24’×24’ shop with radiant heat, restroom, and mechanical systems.

GDI Engineering provided complete MEP engineering, integrating high-performance HVAC, ventilation, plumbing, and radiant heating systems designed specifically for Wyoming’s cold climate and high-altitude conditions.

The home features a radiant floor system, multi-zone heat pump design, HRV-based ventilation, and a custom plumbing design that serves three structures while allowing the owner the option to run separate water mains from the well for full independence.

The project also includes specialty items such as a dog-wash station, ADU laundry system, secondary kitchen sink, frost-protected exterior hose bibs, and in-slab radiant stubs in the shop.

Our team designed new HVAC zoning and distribution, exhaust systems, ventilation strategies, and rooftop unit integration aligned with each brand’s equipment and operational needs. The electrical design included new power distribution, load analysis, dedicated circuits for specialty kitchen equipment, and coordinated lighting layouts to match the revised interior plan.

The plumbing design addressed grease waste routing, kitchen equipment connections, water distribution, and rough‑ins for food‑service fixtures, ensuring full compatibility with the updated kitchen line layouts and dual walk‑in cooler/freezer configuration.

The final MEP package is fully code‑compliant and supports an efficient, fast‑track renovation schedule, preparing the facility for reliable day‑to‑day operation under both national brands.

The DOPF Residence

GDI Engineering is providing complete Mechanical, Electrical, Plumbing (MEP), and Structural engineering services for The DOPF Residence, a custom single-family home located at Harpy Days Ranch, Pitkin County, Colorado. The project includes a 4,890 SF wooden-frame home designed for high-performance energy efficiency and long-term durability.

For the MEP scope, GDI is delivering a full HVAC layout, load considerations, duct sizing, electrical service and paneling, lighting design, circuit planning, receptacles, outdoor electrical components, plumbing supply and DWV routing, hot water systems, and all fixture schedules.

In parallel, our structural engineering team is preparing 10 structural drawing sheets and 40 calculation sheets, including load-bearing analysis, foundation systems, roof and floor framing, bracing, connections, and structural detailing based on the architectural concept and site layout.

This combined MEP + Structural package ensures the DOPF Residence is safe, energy-efficient, and fully compliant with IBC, NDS, ACI, and local Colorado requirements. The design supports a high-end residential environment appropriate for Aspen Valley’s climate and terrain.

The project involved designing a safe and durable wood-framed deck that complies with the International Building Code (IBC) and National Design Specification (NDS) for Wood Construction.
Our scope included full design and detailing of the deck’s load-bearing system, connections, and foundation to ensure long-term stability and performance. The design considered existing soil data from a previous home expansion to maintain consistency with earlier construction work. Through collaboration with Hayden Home Designs, we ensured a seamless integration of the new structure with the existing house and a clear, permit-ready set of construction documents.
