Avon Gates Apartments, located on Blountstown Street in Tallahassee, Florida, is a thoughtfully designed community featuring six buildings, each housing 24 spacious units. With a total heated and cooled area of 34,014 square feet and an overall roofed area of 37,014 square feet, this project is tailored to provide residents with a comfortable and modern living environment. The WEC Retail project in Florida involved the preparation of MEP (Mechanical, Electrical,

and Plumbing) and structural design for a retail development.

The MEP design covered a total of 7 warm shell buildings intended for retail use, including

tenant improvement plans for specific units.

The mechanical design incorporated chilled water air handling units connected to a district

cooling network, flexible ductwork layout, and plumbing for restrooms and HVAC drainage.

The electrical design included lighting, power, and emergency lighting for the buildings.

Structural analysis and design were performed for the foundations, columns, walls, slabs,

beams, and roof framing.

Deliverables included construction documents, load calculations, Revit models, and energy

compliance reports. This comprehensive design work aimed to provide a turnkey solution

for the retail development project in Florida.

GDI Engineering team provided comprehensive MEP design services for a convenience store (C-Store) and gas canopy in Highland Beach, Florida, delivering a complete permit set to ensure compliance with local codes and energy efficiency standards. The electrical design included lighting layouts for normal and emergency fixtures, power distribution plans covering receptacles, customer appliances, and mechanical/plumbing equipment feeds. A power single-line diagram, panel board schedules, load analysis, and fault current calculations were developed to ensure a safe and efficient electrical system. 

The plumbing scope focused on a fully integrated water supply network for hot, cold, and return lines, along with drainage and venting layouts optimized for the C-Store. Gas piping was designed if required, and riser diagrams were prepared to detail the supply, drainage, and gas network configurations. Calculations for plumbing loads and gas pipe sizing ensured optimal performance and regulatory compliance. GDI Engineering’s meticulous planning and coordination resulted in a well-executed and functional MEP design tailored to the operational needs of the facility.

GDI Engineering team provided electrical design services for a 3,486 SF retail facility located at 11750 NW 7th Ave in Miami, Florida. The design scope focused on delivering a code-compliant, efficient, and fully coordinated electrical system tailored to the operational requirements of the retail space.

The deliverables included power plans with detailed circuitry and outlet distribution, lighting layouts with fixture selection and scheduling, and dedicated circuits for mechanical equipment. Load analysis, panel board schedules, and a comprehensive single-line/riser diagram were also provided. All electrical work was developed in accordance with applicable codes and client specifications to support safe and efficient operation.

This project involved the addition of a 50′ x 100′ metal building for the expansion of an existing body shop facility, complete with a connecting canopy to protect the arrival drive from rain. A comprehensive Level 2 Permit was obtained from the Polk County Building Office following coordination with the Land Development and DRC teams. The scope included full civil, structural, mechanical, electrical, and plumbing documentation to address all project requirements. Key features include a 6-inch reinforced concrete slab to support vehicle servicing and fire suppression systems integrated into the paint booths. The contractor ensured seamless integration of the paint booth into the building’s infrastructure. 

 
Our team delivered a detailed design and documentation package encompassing MEP, structural, and civil engineering services. The MEP scope included power, lighting, HVAC, plumbing, and gas layouts with code-compliant specifications and load analyses. The structural work focused on analyzing loads, designing foundations, framing, and material specifications. Civil services included drainage systems, detention analysis, grading, and topography. GDI Engineering team provided comprehensive MEP engineering services for the renovation of an existing home into a fully functional community center in Delray Beach, Florida. While the original structure had existing plumbing and electrical systems, our design involved strategic modifications to enhance the efficiency and layout of mechanical, electrical, and plumbing systems to meet the new facility’s operational requirements.

The mechanical design introduced an entirely new HVAC system, incorporating system configurations, duct layouts, ventilation requirements, and equipment schedules while ensuring seamless integration with electrical and plumbing components. The electrical scope retained the existing utility connection point but included potential upgrades to panel sizing based on load calculations. The design encompassed panel arrangements, circuit layouts, lighting and outlet distributions, and automation features such as dimming controls and daylight zoning. For plumbing, our design optimized water supply and drainage networks, adjusted pipe sizing as needed, and incorporated updated fixture placements, gas supply lines, and water heater specifications. GDI Engineering team ensured that the renovated community center met modern standards for efficiency, functionality, and compliance with all applicable codes.

Blunt Residence

Our team is excited to provide the full MEP (mechanical, electrical, and plumbing) design services for

the rebuild and addition of this two-story residential project.

The design will feature a 1,000 sq ft air-conditioned living space, along with additional unconditioned

areas.

The HVAC system will be zoned to provide independent temperature control for the bedrooms and main

living spaces.

Both gas and electric appliances will be specified, and a backup generator will be included for

emergency power.

The building will have a mix of construction types, with the first floor in concrete block and the second

floor in wood frame.

ultimate and serviceability limit state requirements. The detailed construction solutions have been accurately

The Tedeschi Residence project encompasses a comprehensive Mechanical, Electrical, and Plumbing (MEP) design for a 1,943 square foot home. Our team meticulously addressed the detailed scope of work to ensure optimal performance and compliance with industry standards. In the mechanical design phase, we utilized HAP software to conduct precise cooling and heating load calculations, in addition to developing a thorough outdoor air ventilation schedule aligned with IMC table 403.3.1.1. The mechanical plans include intricate duct designs and a complete schedule for all mechanical equipment, ensuring efficient airflow and temperature control throughout the residence. 

Our plumbing design focused on creating an efficient water supply, vent, and drainage system. We performed essential calculations for drainage fixture units and water supply fixture units, while also determining the capacities of water heaters and pumps. The plumbing plans feature a detailed isometric view of the water, gas, and drainage networks, facilitating clear understanding and implementation of the piping system. Additionally, the electrical design includes comprehensive power and lighting plans, along with a load analysis and panel board schedules. This robust MEP framework guarantees that the Tedeschi Residence is not only functional but also adheres to all relevant codes and specifications.

The structural scope included the preparation of detailed engineering drawings and calculations to ensure the integrity and stability of the building. The civil engineering services encompassed grading, drainage, stormwater management, and detention system design. The team conducted detention requirement analyses and designed drainage systems, manholes, and low-impact development (LID) features such as rain gardens and detention ponds. For MEP, the mechanical design incorporated HVAC system layouts, ductwork configurations, and equipment schedules tailored to the project’s heating and ventilation needs. GDI Engineering team provided comprehensive MEP design services for a new single-story residence in Vero Beach, Florida, ensuring full compliance with local building codes and tailored solutions to meet the client’s needs. The mechanical scope included ventilation and air conditioning design, utilizing a central air handler, air conditioner, and strip heater for optimal climate control. The electrical scope encompassed power distribution, lighting, dedicated circuits for major appliances, load analysis, and a single-line diagram, with fire detectors incorporated into the lighting or power plans. 

The plumbing system was designed to support all wet areas, including domestic hot water distribution, drainage networks, and connections to either the municipal sewer system or a private septic tank. Provisions were included for pool and water feature connections, with final system requirements defined by other trades. Exterior plumbing and electrical layouts were coordinated with civil engineering services. Deliverables included mechanical, electrical, and plumbing plans, heat load calculations, panel board schedules, and an R405 Energy Compliance Report. GDI Engineering ensured a well-integrated and code-compliant MEP design, facilitating a smooth permitting process and efficient project execution.
