Bemis Family Dental Office

Client: Bluestone Partners, LLC 

Location: City of Lake Worth – Texas 76135 

Surface area: 0.792 Acers, Building: 6,000 SF 

Bemis Family Dental is a 1-story, 6,000 SF stick-frame building that will primarily house a new dental office. The building will be fully air-conditioned and ventilated, except for a small portion that will be leased to a tenant. The dental office is expected to eventually expand into this leased space. Given the presence of overhead trusses, the project team will need to carefully coordinate the HVAC ductwork and other building systems with the structural members. 

The MEP design for the building is being provided by GDI Engineering. This includes a full HVAC system, proper lighting per the reflected ceiling plan, power for the dental equipment, breakroom, and other building systems, as well as comprehensive plumbing. The building will have either a gas or electrical service, and the owner may opt for a separate meter and utility connection for the leasable space during the planning stage. The MEP drawings will provide full details on the mechanical, electrical, and plumbing systems, including equipment schedules, layouts, riser diagrams, and load calculations.

VIP Veterinary Services

We are proud to announce our collaboration with WCA Design Studio L.L.C on the MEP design for the VIP Veterinary Services clinic located at 4845 50th St., Lubbock, Texas. This project involves the transformation of a warm shell space into a fully operational veterinary clinic, encompassing a surface area of 362 square feet. Our comprehensive MEP planset includes mechanical, electrical, and plumbing systems tailored to meet the specific needs of the clinic, ensuring a safe and comfortable environment for both staff and animals. 

The mechanical design focuses on creating fully air-conditioned spaces with proper ventilation, utilizing four 4.0-ton packaged rooftop units to maintain optimal climate control. Our electrical layout features efficient lighting designs and controls that adhere to code requirements while incorporating the client’s preferences. Additionally, the plumbing system is designed to support all necessary water supply, sewer, and gas lines, with detailed layouts and calculations to ensure functionality and compliance. 

Throughout the project, we will work closely with the client and local utility providers to facilitate a smooth implementation process. Our scope includes addressing comments from the city and incorporating necessary updates to secure the required permits. We are committed to delivering a high-quality MEP design that not only meets the technical requirements but also enhances the overall operational efficiency of the VIP Veterinary Services clinic.

The 1200 Nevada Street project involved a significant tenant improvement focused on the installation of MRI imaging equipment and an X-ray machine in existing Suite #101. Our team provided a comprehensive MEP design tailored to meet the specific needs of this medical facility. The mechanical scope included thorough load calculations using Trace software, ensuring optimal space heating and ventilation in compliance with code requirements and client specifications. We also developed detailed drawings, mechanical equipment schedules, and incorporated plan check comments to ensure that all aspects of the mechanical design aligned with regulatory standards. 

In the electrical scope, we created a precise single-line diagram along with power plans that addressed circuitry distribution and mechanical equipment power needs. Our lighting plans featured a comprehensive distribution of fixtures, lighting schedules, and circuitry assignments, all designed to enhance the operational efficiency of the medical suite. Additionally, we conducted load analysis and prepared panel board schedules and riser diagrams to ensure a robust electrical infrastructure. 

The plumbing scope encompassed detailed fixture unit calculations, utility coordination, and the design of domestic and sewage pipe layouts. We meticulously reviewed existing drawings and created schedules for equipment and rough-ins, supplemented by riser diagrams. By addressing plan check comments throughout the process, we ensured that all plumbing systems were optimized for performance and compliance. This project exemplifies our commitment to delivering high-quality, tailored MEP solutions in the healthcare sector.
